Long-term rentals with services: define a complete offer

Accommodation, utilities, maintenance and assistance: a successful move starts with a clear proposal.

Moving into a furnished property with services can make arrival and daily life easier. A well-designed proposal makes it clear from the outset how everyday life will be organised. Agreed services, visit frequencies and conditions provide simple reference points so you can enjoy your home. Every home and family requires an individual proposal.

The home and its equipment

Start with essentials: bedrooms, workspaces, storage, parking and the equipment actually available. Request a current inventory and explain any particular requirements before arrival. Everyday comfort also depends on details such as internet quality, laundry arrangements, outdoor furniture and access between floors.

Utilities and consumption

The proposal should explain how water, electricity, heating and internet are charged. A package may include a cap or an adjustment mechanism: ask for those terms to be clear. Pool heating, vehicle charging and unusual consumption also deserve an explicit answer. Two monthly offers are only comparable if their scope is comparable.

Regular visits

For housekeeping, define hours, visiting days and covered tasks. Distinguish routine cleaning from laundry or a deep clean. For the garden and pool, identify the providers and planned frequency. Schedules should respect your privacy while keeping the property in good condition.

A contact and a decision process

Support is most useful when you know whom to call and for what. Identify the person coordinating visits, their availability and the emergency procedure. For repairs or additional requests, agree who approves spending and how costs are communicated. This avoids having to establish a new process for every incident.

A proposal built around your use

Before signing, review rent, services, one-off costs, the security deposit and required insurance separately. The contractual framework depends on the intended use and the tenant’s circumstances; a main home and a temporary stay cannot automatically be treated in the same way. At Spinella Consulting, the search starts with your relocation plans, with inclusions and services defined in a personalised proposal.
